City EDC issues RFP for College Point site.
"This is the last large property available. for development in the highly successful College Point Corporate Park," said Alper.
The site is located south of 20th Avenue, west of Mill Creek and the Whitestone Expressway Service Drive and east of Linden Place. Triangular in shape, the property fronts 20th Avenue for about 800 feet and is set back about 200 feet into the site, allowing for minimal disturbance of a small freshwater swale that divides it from 20th Avenue.
Zoned for light manufacturing, the site is included in the College Point Industrial Urban Renewal Plan. Industrial uses permitted by zoning include high performance manufacturing, research and testing facilities, storage and distribution facilities, computer centers and technical or trade schools. Soft recreational uses may require an amendment to the Urban Renewal Plan. NYCEDC is seeking proposals compatible with the surrounding Long Island Expressway. It is served by the 20A and 76 bus lines, which provide easy transfers at Main Street, Flushing, to several other bus routes destined for numerous Queens neighborhoods, the #7 subway line and the Long Island Rail Road.
NYCEDC is currently in the final design phase of the wetland restoration project adjacent to the development site. The project will return a deteriorated urban environment to a functional wetland ecosystem, provide storm water filtration for urban runoff, and an attractive wetland wildlife habitat for a diversity of waterfowl species. The 34-acre wetlands restoration project is separated from the development site by a 100-foot buffer. Construction on the restoration project is expected to begin in the fall of 2004. community and appropriate in scale, configuration and materials to the neighborhood. No retail proposals will be considered for this site.

The corporate park is one mile north of LaGuardia Airport and one mile south of the Bronx-Whitestone Bridge, adjacent to the Whitestone Expressway.
