CONSULATE GENERAL OF JAPAN SIGNS 10-YEAR LEASE FOR OFFICE SPACE IN CALIFORNIA PLAZA

 LOS ANGELES, April 14 /PRNewswire/ -- The law firm of Pillsbury Madison & Sutro and Esquire Investment Partners Ltd., a real estate advisory firm, announced today that the office of the Consulate General of Japan has signed a 10-year lease for office space in California Plaza (Phase II) with occupancy expected in early September.
 The 10-year lease is for 22,990 sq. ft. of office space on the 17th floor of California Plaza. Gregory Shultz, senior vice president of Metropolitan Structures, who coordinated the deal on behalf of California Plaza, said, "Andrew Raines of Esquire Investment Partners Ltd. headed up the broker team representing the Consulate General's office and Michael Meyer of Pillsbury Madison & Sutro handled the lease negotiations for the Consulate. In addition to negotiating a lease beneficial to all parties involved, both firms did an outstanding job of dealing with the international legal complexities that the project required and worked well with Metropolitan Structure's general counsel, Margaret Adams, and outside counsel Jane Wingfield of Gibson, Dunn & Crutcher."
 When asked if there were any language or other barriers that occurred during the negotiations, Raines commented, "Not really, all of the Consulate's representatives speak excellent English and Esquire Investment Partners is fortunate to have a member of team, Risa Tsubokura, who speaks fluent Japanese." Raines added, "Both parties to the lease negotiations were sensitive to the cultural differences involved and went to great lengths to reach a mutually beneficial result.
