Brokers: Hell's Kitchen space the hottest retail on the West Side.
RKF is marketing 38,061 s/f of retail space at a mixed-use retail and residential condominium development to be built at 615 Tenth Avenue in Hell's Kitchen.
Vice Presidents Brandon Eisenman and Brian Segall, along with associates Thomas Cholnoky and Chris Masi, will lead the retail leasing efforts on behalf of the owner, Xin Development Group International Inc., the U.S. branch of Beijing-based Xinyuan Real Estate.
The 137,000 s/f tower will have 19,528 square feet of retail space on the Ground Floor and 18,533 in the Lower Level, and 82 condominiums on the upper floors.
Located on the entire west block between West 44th and 45th Streets, the retail space has 400 feet of wraparound frontage, including 200 feet on Tenth Avenue and 100 feet each on 44th and 45th Streets.
The building is within walking distance of other prominent residential developments, including the 1,238-unit Gotham West, One MiMA Tower and Silver Towers and immediately adjacent to the new state-of-the-art P.S. 51 The Elias Howe School, and across the street from The Beacon School.
"The Hell's Kitchen neighborhood offers a tremendous opportunity for retailers as it has transformed from an industrial corridor to a desirable residential neighborhood with many developments recently completed and many more expected soon," said Eisenman. "With the Hudson Yards District being developed immediately to the south, this trend shows no signs of slowing. The neighborhood is currently severely underserved, and this is the only centrally located large scale retail opportunity in Hell's Kitchen. We will be looking to bring together a variety of retail, food and service offerings, such as markets, big-box retailers, restaurants, retailers, gyms, pharmacies and cafes to serve the area's growing residential and office population."
