BIRTCHER'S VAN DOREN'S LANDING TO BE THE NEW WORLD HEADQUARTERS
 FOR FLOW INTERNATIONAL CORP.
 KENT, Wash., Dec. 17 /PRNewswire/ -- Birtcher Frank Properties has announced plans to build a 140,000-square-foot world headquarters for Flow International Corp. at Birtcher's Van Doren's Landing corporate business park at West Valley Highway and South 228th St.
 Flow's move is the result of an innovative build-to-suit plan by Birtcher that will consolidate three Flow business operations into a more efficient, single building facility. Flow officials confirm the single building will optimize the company's office, manufacturing, warehousing and distribution operations and facilitate improved communications between related business units.
 "Birtcher has designed a single building tailored to our specific business needs that will create a more productive and streamline operation while minimizing overall occupancy costs and reducing the costs of doing business," said Ronald W. Tarrant, president and chief executive officer of Flow International. "Birtcher's development plan for the new facility will provide Flow International with improved expansion space opportunities without substantial increases in overall occupancy costs."
 Construction of the $7.5 million headquarters is scheduled to begin in June 1992. Flow has signed a 10-year lease for the building and plans to occupy the facility by December 1992. According to Mason Frank, general partner for Birtcher's Pacific Northwest region, "The building will be developed as a creative, yet conservative architectural design solution that takes advantage of innovative office and manufacturing space utilization decisions with appreciation for Flow's shareholders' investment concerns."
 "Van Doren's Landing is exactly what we were looking for," said Tarrant. "It combines a superior location with a quality business park environment that will improve our productivity and enhance our image." Flow International -- manufacturer of ultrahigh-pressure waterjets for industrial cutting and cleaning -- will be joining companies such as Mazda, R.E.I. and Utilx Corp. which also chose to locate their regional/national headquarters in Van Doren's Landing.
 The new Flow headquarters is the first of four planned corporate office, manufacturing and distribution buildings over 400,000 square feet to be developed at Van Doren's Landing, according to Frank. "All four buildings will be designed with the flexibility to accommodate the needs of a broad range of manufacturing and distribution tenants, as well as build-to-suit users with unique facility requirements," Frank said.
 Birtcher acquired Van Doren's Landing earlier this year from Union Pacific Realty. The construction of Flow's 140,000-square-foot headquarters represents approximately one-third of the development Birtcher plans for Phase I.
