Alliance for Downtown N.Y. develops incentive calculator.

The Alliance for Downtown New York has, developed a web-based Downtown Incentives Calculator. and Downtown Space Finder to aid companies investigating office space options in Lower Manhattan. The two new online. tools can be viewed, at

The Downtown Incentives Calculator enables companies to calculate the savings available in Lower Manhattan from government incentives and competitive rents if the company remains in or relocates in Lower Manhattan. The online calculator considers a wide variety of details such as number of employees, rent per square foot, location of business on Sept. 11, 2001, expected energy use and corporate tax rate to determine the savings available.

The Downtown Space Finder also enables tenants to identify specific commercial and retail space in Lower Manhattan with features such as virtual space tours' and contact information for appropriate real estate brokers.

The site allows companies to search the entire Downtown area or narrow their choices to specific sub markets. Businesses can use the Downtown Space Finder to sort options by address, rent, height, number of floors, and more.

"A growing number of corporations want to explore the savings and incentives available in Lower Manhattan," said Shirley Jaffe, vice president of economic development for the Downtown Alliance. "Realizing these savings instantly online provides a compelling case for remaining or relocating Downtown."
