15 Manhattan apartments featured at Aug 5 auction.

Carlton Property Auctions is offering 13 occupied luxury Upper West Side cooperative residences and one "super-luxury" East Side condominium for sale at "absolute" auction on Thursday, Aug. 5 at 7 p.m. at the Radisson Empire Hotel on 44 West 63rd Street.

The 13 cooperative residences are located at 320 West 76th Street (between West End Avenue and Riverside Drive). The single condominium is located in The Corinthian, 338 East 38th Street. First, at 320 West 76th Street, all occupied residences will be sold absolute regardless of price. The single vacant residence is offered absolute over a minimum bid of $100,000--and given that the previous asking price was more than $250,000, this is a choice opportunity.

The seller, according Steve Birbach, Carlton's president, is offering purchasers of occupied residences a 12-month rebate on current maintenance charges equal to the monthly cash shortfall.
