The project team encountered several challenges while building The Porter Hotel, a $59 million, 16-story boutique hotel in downtown Portland. One of the biggest was to ensure safety for pedestrians, cyclists and motorists on a project with constrained site access. Flaggers directed deliveries and assisted drivers through lane closures, and nightly security guards safeguarded the site and kept people from wandering into harm's way.

A team-based safety approach was important while planning and performing concrete placement for a slab structure that shelters a restaurant and patio on the roof. The project execution plan included extra steps to account for the tower's unique conditions. Among these steps, VDC experts integrated formwork designs into BIM, allowing the entire project team and owner to scrutinize the operation's sequence step by step.

The schedule was a challenge as well. Rain damaged switch gear and the city altered course on its approval of the original foundation design, resulting in changes not only to the foundation but also to shear walls and associated construction plans. Changes to the walls meant forms and staging had to be reworked.

A decision to reconfigure the location of a 35,000-gallon fire sprinkler water tank helped save $1.2 million for the client. General contractor Skanska USA Building Inc. also suggested using affordable metal panels instead of exterior cedar siding to reduce life cycle costs, and changing the color of the glass on the window wall system to a more easily procured and economical option.

The project team included Hogan Campis Architecture, architectural firm; PES Structural Engineers, engineering firm; and Widewaters Hotels LLC, owner/developer.
