Will telecom services in my building add to bottom line?

Building occupancies may be high, but tenants aren't sitting still. A recent survey of downtown technology and new media tenants found that 58 percent had considered a move. Building owners and managers can't be complacent com·pla·cent

and how they affect tenants can provide a competitive advantage.

Will advanced communication services in my building really add to my bottom line?

Yes! Adding advanced telecom capabilities can help retain tenants, avoiding turnover costs. It These services can help keep building occupancy high, even if the market turns down. And you may be able to charge higher rents. In the survey mentioned above, the Alliance for Downtown New York New York, state, United States

and Julian J. Studley found that over half the tenants were willing to pay higher rents for the infrastructure services they needed. These included advanced communications, power back-up, and energy-efficient HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines. In large datacenters, a humidity-free room with a steady, cool temperature is essential for the trouble-free . Sixty-three percent of these tenants were willing to pay one to three dollars more per square foot for their favored service.

What is a wireless fiber hub site?

A wireless fiber "hub connects signal "spokes" from 20 to 30 buildings to a nationwide network. Hub sites may include 50 antennas, while a typical installation includes two. Hubs are connected using both radio waves and fiber-optic technology.

Why is there such a big range in the lease prices different companies want to pay to put antennas on my roof?

The biggest factor affecting lease payments is the size and number of antennas a company wants to install. Cellular and personal communication systems need space for numerous large antennas, while wireless fiber hub sites can need space for 50 smaller antennas. Lease payments for either of these kinds of space-intensive installations will beare much greater than for non-hub fixed wireless installations, which require only a few square feet of rooftop space for the few square feet needed for a non-hub fixed wireless installation.

Term of the week: The "last mile" problem -- the difficulty and expense of connecting buildings in urban areas to existing underground cabling for advanced communication networks. Wireless fiber avoids this by connecting buildings using radio frequency signals.
