XYLAN LEASES SPACE; CALABASAS FILLS HIGH-TECH NEED.

Byline: Gregory J. Wilcox Daily News Staff Writer

In a deal that underscores the robust local demand for high-tech manufacturing facilities, Xylan xylan /xy·lan/ (zi´lan) any of a group of pentosans composed of xylose residues; major structural constituents of wood, straw, and bran.  Corp. on Monday became the second company within a month to lease space in a business park being built along the Ventura Freeway The Ventura Freeway is a freeway in southern California running from Ventura to Pasadena. Terms are for a 10-year lease at $12 million. The move should be made late this year or early next year.

About 300 people will work at the new plant in the 26800 block of Agoura Road, which will help alleviate crowded conditions at the company's current headquarters and manufacturing operations at 26679 Agoura Road in Calabasas.

``We're just squeezed in here like sardines,'' said company spokesman David Rodewald. ``Last year we grew at about a 40 percent rate in terms of sales Terms of sale

, and it looks like we will be doing the same this year.''

On Monday, the company said it had signed a deal with Northern Telecom Ltd., the nation's No. 2 telephone-equipment maker, to sell Xylan computer switches to Northern's customers. Northern has placed an initial order worth about $2 million, Xylan said.

The company's administrative headquarters and some engineering operations will stay at the current facility.

Xylan's search for new space did not extend far beyond the San Fernando Valley San Fernando Valley

 area.

``We wanted to stay right here. We may have considered other locations in the general area but none out of town,'' said Rodewald.

The business park, being developed by Cypress Land Co. of Long Beach, eventually will have three large buildings spread over a 30-acre site south of the freeway at Lost Hills Road.

One of those structures already has been leased by Chatsworth-based Netcom Systems Inc., which makes analysis and measurement products for the telecommunications industry.

Netcom will move into a 107,169-square-foot building it is leasing for $11 million for 10 years. Growth is also the reason for this move.

In the most recent transaction, Cypress was represented by Michael Tingus and John DeGrinis of the Seeley Co.'s Encino office. Ken Ashen ash·en 1

Tingus said there is a big demand for this kind of space.

``Before we put a shovel in the ground, two-thirds of (the project) had been leased. We hit the market at the right time,'' he said.
