Immediately south of that building, Simons proposes to construct a three-story addition onto an existing building. The first floor of the addition would have about 4,000 square feet of retail or commercial space, the second floor would have office space totaling 7,200 square feet, and the third floor would include six condominium units. Some of the area slated for the addition is now used for parking. To make up for the loss of parking spaces and to accommodate the more intense use, Simons proposes to build a staggered, eight-tier parking structure next door. The parking structure, proposed for a parking lot now sandwiched between two buildings on Fourth Avenue, would have room for 160 stalls and would stay below the 45-foot height limit in the mixed-use zone. Property records on file with Lane County show Simons' square block area to be about 2.2 acres. Many of Simons' buildings now have an eclectic mix of offices, retail and commercial tenants, as allowed under rules for the mixed-use zone. It was unclear Monday when Simons hopes to begin the project. Messages left by The Register-Guard were not returned.
