Warburg tapped for Harlem properties.

Warburg Realty Harlem has been appointed the exclusive residential rental agent for 63-69 West 131 st Street.

The properties are two adjacent grand prewar buildings in Harlem, located on 131 st Street near Lenox Avenue in Manhattan.

The leasing team will be led by Shelley Rankin of Warburg Realty Harlem, who following the three-week lease-up of The Janus Development's 160 West 118th Street property, will market the remaining nine newly-modernized apartments in the buildings.

An affiliate of The Janus Property Company, one of Harlem's most active developer/owners n Harlem and Upper Manhattan, is currently leasing the nine, fully-renovated apartments which feature mahogany flooring, 10-foot high ceilings and restored prewar details. Initial asking rents start at $1,300/month for one-bedroom apartments and $1,600/month for two-bedroom residences.

The units are available for immediate occupancy.

Warburg Realty Harlem has also been tapped as exclusive sales agent for 307 West 126th Street, located between Frederick Douglass Boulevard and St. Nicholas Boulevard in Harlem.

The building is being planned as a condominium by its developer, an affiliate of Rafferty Holdings LLC. The General Contractor is Intrepid Renovations.

Leo Munoz of Warburg's Harlem office will be responsible for its marketing as soon as the Offering Plan is filed with the NYS Attorney General's office.
