Some institutional buyers aren't even set up to shell out such a significant deposit so early in a bidding process. But then the auction's method is meant to be selective, the broker said, in order to separate the "pretenders from the contenders"--a luxury a seller is afforded in today's market, where nearly every office asset put up for sale attracts a horde of investors.

Only a year later, Tishman Speyer recapitalized the building based on a $335 million valuation of the property, over 40% more than what they had paid.

Although Manhattan property had appreciated markedly in that time, some brokers and investors concluded that the building's jump in value could also be credited in part to a cushy cush·y
