W'chester Ave. investment.

Spectrum Equity Investors has taken possession of 7,072 s/f of offices at W&M Properties' 711 Westchester Avenue, according to Jeffrey H. Newman, executive vice president of W&M, the marketing and managing agent for the building.

The firm will occupy its third floor space for seven years.

"W&M's Class-A properties continue to attract top-quality tenants, especially financial services and investment firms, seeking well-located space with easy access to New York City," says Mr. Newman.

In representing the building owner in lease negotiations, Mr. Newman was assisted by senior leasing associate, Kathleen A. Caracappa. The tenant was represented by CB Richard Ellis' Steven K. Greenbush, first vice president, and executive vice presidents Brian D. Gell and Michael H. Siegel.

Founded in 1994, Spectrum is a private equity investment firm.

711 Westchester Avenue is a 120,000 s/f, Class-A office building located within the White Plains Office Park, off 1-287 along the "Platinum Mile" between the Hutchinson River/Merritt Parkways and downtown White Plains.

In 2002 the building won its second The Office Building of the Year (TOBY) award from the Building Owners and Managers Association's (BOMA) Westchester Chapter.

Its first TOBY was awarded in 1998.

The five-story property features a state-of-the-art tenants-only fitness center; a tenants-only conference facility with new audiovisual and electronic equipment, and wireless internet access; in-house PBX; and numerous "behind the scenes" property enhancements.

In addition to 711 Westchester Avenue, W&M's Westchester County office buildings include:

Ten Bank Street, a 220,000-s/f, 12-story office building in White Plains; and 500 Mamaroneck Avenue, 285,000 s/f multi-tenant office building in Harrison.
