W&M's First Stamford Place continues to attract blue-chip firms.

With its new lease to a subsidiary of a prominent energy company, W&M Properties continues to attract high-profile companies to First Stamford Place, notes Jeffrey H. Newman, executive vice president of W&M Properties, the marketing and management agent for the building.

Entergy Nuclear Power Marketing LLC, a subsidiary of Entergy Corporation, will locate its headquarters on the fourth floor of 100 First Stamford Place, where it will occupy 6,867 s/f for the next five years. Entergy Nuclear Power Marketing will be the marketing arm of five nuclear plants in the Northeast with more than $1 billion in projected annual sales.

"This lease shows how our Class-A, multi-tenanted office properties continue to attract blue-chip tenants who want space in buildings that can deliver first-class management, high-quality amenities and services in top notch locations," said Newman. "We're thrilled to add Entergy to our prestigious tenant roster."

This lease comes on the heels of another high-profile lease at First Stamford Place to Bank of Ireland.

Newman and senior leasing associate, Kathleen A. Caracappa, represented the building in the lease negotiations. CB Richard Ellis' William J. Cuddy, Jr., senior vice president, and Bernard H. Wiesenberg, vice president, represented the tenant.

In 2003, First Stamford Place won The Office Building of the Year (TOBY) Award, in the mid-rise suburban office complex category, from the Southern Connecticut Chapter of the Building Owners and Managers Association (BOMA).

The most recent addition to W&M Properties' Fairfield County portfolio, First Stamford Place is a three-building, 810,000 s/f Class-A multi-tenanted office complex, located at 1-95's exit 7, adjacent to the Stamford Transportation Center, which has completed a $95 million enhancement program.

The property is also located within Stamford's Enterprise Zone, a distinction the complex shares with only one other CBD Class-A building, W&M's Metro Center. Enterprise Zone tenants may qualify for an 80 per cent abatement of real estate and personal property taxes on all leased space and owned/ leased machinery and equipment for five years, for a minimum annual savings of $3 per square foot, as well as for a 25 percent credit against State of Connecticut corporate income taxes for 10 years.

W&M recently completed an $8 million property enhancement program at the property that included the installation of a new energy management system.
