Vivendi signs two Third Ave. sublets.

CRESA Partners has arranged two subleases at 800 Third Avenue on behalf of Vivendi Universal, the sublessor, which originally had 250,000 s/f in the building.

Boom LLC, a cosmetics company, has signed a five-year deal for 12,149 s/f on the second floor. Real estate firm Intell Management & Investment Company has taken 9,935 s/fon the fourth floor for five years.

Both firms will occupy their new offices this month.

"Only two floors remain from Vivendi's substantial block of space, and leases are out for both of them," says Jane Roundell, managing director of CRESA Partners.

"As we have succeeded in reducing this inventory, we have been able to improve the terms on behalf of our clients."

"We see the midtown market tightening, particularly in the better buildings," adds Marcus Rayner, principal.

Boom LLC is moving from 305 E 46th Street, which was recently purchased by Intell Management & Investment Company for residential conversion.

Vivendi Universal was represented by Ms. Roundell, Mr. Rayner, and Ed Wartels, associate of CRESA Partners. Jim Gross of Williamson Picket Gross represented both Boom LLC and Intell Management & Investment Company.
