Van Houten Group inks deals totaling 240,000 s/f.


Richard Van Houten Jr., President of the Van Houten Group LLC reports that the Logistics/Industrial Division recently completed six warehouse sales and leases totaling over 240,000 square feet.

Representing Granite Branchburg LLC as the purchaser, Van Houten Group completed the sale of the 118,000 square foot distribution center located at 271 Chambers Brook Road in Branchburg, New Jersey.

John Adams of Coldwell Banker Feist and Feist represented the sellers, the Nash Group LLC.

Van Houten Group represented Britannica Home Fashions in a warehouse lease for 50,000 square feet at the former Curtis Wright complex in Wood Ridge, New Jersey. The owner was represented by Mordy Schron. In Carlstadt, New Jersey Carlstadt is a borough in Bergen County, New Jersey, United States. As of the United States 2000 Census, the borough population was 5,917.

Carlstadt was originally formed as a village by an Act of the New Jersey Legislature on March 12, 1860, within Lodi Township.
 Van Houten Group partnered with Charles Blessing of Blessing Realty LLC to represent Penetone Corporation in a long term lease for 33,727 square feet at 700 Gotham Parkway.

The specialized needs of Penetone included a mezzanine level for 2,000 gallon mixing containers, segregated areas for different regulated operations and a spark proof electrical distribution system.

All of these installations existed due to the prior use of the space as a paint blending operation. The owner, Key Properties LLC was represented by David and Marc Schlussel.

Van Houten Group partnered again with Blessing Realty in representing the owner, SCC SCC - strongly connected component  Realty in the sale of the two building 18,000 square foot complex located at 14-01 Banta Place in Fair Lawn, New Jersey Fair Lawn is a borough in Bergen County, New Jersey, United States. As of the United States 2000 Census, the borough population was 31,637. As of 2006, the Census Bureau estimate a population of 31,246. .

The buyer was a local user/ investor who represented themselves.

K 9 Campus is a nationally recognized dog training school. The owner of the building, One Aspen LLC was represented by Ronald Soussa of Delaware Hudson Realty Group LLC.

These transactions follow other recent significant property sales completed by Richard Van Houten Jr. in Bergen County, New Jersey Bergen County is the most populous county of the state of New Jersey, United States. As of the 2000 Census, the population was 884,118, growing to 904,037 as of the Census Bureau's 2006 estimate.[] It is part of the New York Metropolitan Area. .

Highlighted sales include the $23m sale of the 400,000 square foot Fidelity Portfolio on McKee Drive in Mahwah and the $ 5m sale of the former International Paper headquarters located at 75 Chestnut Ridge Road in Montvale.

Other featured transactions include the $ 3M sale of One Lethbridge Plaza, (Route 17 north) in Mahwah which was redeveloped as a MINI auto dealership and the $4 m sale of 300 Corporate Drive in Mahwah to a local user /investor.
