Its most recent project is the $89 million mixed-use Central Park Market, which wraps around the Gold Line Del Mar Del Mar is the name of several places in the United States of America:

Central Park Market is one of a string of residential developments in Pasadena over the past few years that resulted from a change in the city's zoning regulations. Responding to increased housing demand, the city of Pasadena changed its zoning codes in the central district in the early '90s to promote urban in-fill in exchange for protecting its hallmark single-family neighborhoods.

Urban Partners has another transit line development in the works: the seven-acre site at the Wilshire/Vermont Red Line Subway Station. The project includes 448 units of mixed-income, multi-family housing and 30,000 square feet of commercial space. Construction will begin later in the year. In addition, the Los Angeles Unified School District The Los Angeles Unified School District (the "LAUSD") is the largest (in terms of number of students) public school system in California and the second-largest in the United States. Only the New York City Department of Education has a larger student population.  has retained Urban Partners to develop a 739-seat middle school next to the Wilshire/Vermont project.

Urban Partners is also in the early stages of the development of the 10-acre mixed-used University Gateway near the University of Southern California The U.S. News & World Report ranked USC 27th among all universities in the United States in its 2008 ranking of "America's Best Colleges", also designating it as one of the "most selective universities" for admitting 8,634 of the almost 34,000 who applied for freshman admission . The project is expected to include 1,060 housing units, parking garages and ground floor retail space.
