UN in talks to lease space at 380 Mad.


Talks between the United Nations and Sheldon Solow are said to be progressing at 380 Madison Avenue Madison Avenue, celebrated street of Manhattan, borough of New York City. It runs from Madison Square (23d St.) to the Madison Bridge over the Harlem River (138th St.). A source revealed that the rents now being discussed for a potential deal with the UN, who would take somewhere between 200,000-300,000 s/f in the 24-story building, are around $47 per s/f.

With the way that the city's real estate market has tightened, $47 per s/f would be a bargain almost anywhere in Manhattan and certainly in midtown mid·town

The UN is seeking a lease with a roughly five year term, the time it will take to complete a $1.6 billion overhaul of its east side home.

The UN's timeframe is far shorter than what landlords typically seek in leases for such large blocks, but 380 Madison Avenue is different because Solow owns not the building, but a leasehold of its space that expires in 2014. The impending im·pend

 expiration of that leasehold prohibits him from signing deals with large block tenants who, like landlords, typically seek at least 10-year terms for their space.

Solow bought the leasehold in 2001 for $65 million and will pay $257 million on top of that in rent to the building's owners, a partnership between RREEF and the New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 State Common Retirement Fund.

The space has sat empty in recent years and Solow unsuccessfully attempted to sue the owners as well as the group that sold him the leasehold in what spectators of the suit said was an attempt to get out of the deal.

Solow's eagerness to recoup at least some cash, as well as the limited commercial viability of the space, are leading factors according to according to
