More than 150 of New Jersey's and New York's top real estate and development professional gathered Wednesday, January 17, to address what the future holds for real estate development on the Hudson River Hudson River

) Northern New Jersey District Council and hosted by Colgate Center and LCOR Incorporated, the program, entitled "Development Along the Hudson River Waterfront," focused on current and future trends in office, retail and residential real estate.

, vice president of Real Estate for Colgate Palmolive, greeted the packed auditorium at LCOR's 101 Hudson with robust optimism about office development on the Hudson River.

"The reality is that the waterfront has undergone tremendous progress over the past ten years," Huston said. "Exchange Place has grown as a major New Jersey CBD (Component Based Development) Building applications with components (objects). See component software.

Moderator Victor Kinon, Esq., a partner with the law firm of Scarinci & Hollenbeck in Secaucus, NJ, agreed with Houston's optimism. "Jack Huston's words are encouraging. The future of the waterfront and the surrounding Hudson County markets will depend on today's economic success. Colgate Center is testimony to that fact."

Commissioner Gualberto Medina of New Jersey Department of Commerce and Economic Development discussed New Jersey's role in the economic future of the waterfront. Hailing the state's assets - workforce, transportation, advanced infrastructure, and aggressive public sector support - Medina quoted Governor Christine Whitman: "New Jersey is open for business."

Referring to New Jersey's Government incentive Plans, including the Urban Enterprise Zone urban enterprise zone: see enterprise zone.  and the pending Business Employment Incentive Program, Medina explained how seriously Governor Whitman is addressing the New Jersey business climate.

, addressed the issue of providing new market rate housing to support the growing office market. While the waterfront residential market is currently strong, supplying the ideal product and superior value will be the key to future success, according to Barry.

"As the job market gains strength in Hudson County, more and more employees will select the waterfront as a good place to live and seek quality housing," said Barry. "Creating residential developments that suit the needs of the Hudson County employee not too elaborate, not too plain - will result in growth in the retail markets as well. The closing speaker, Kathleen Donovan, former Chair of the Port Authority of New York and New Jersey Port Authority of New York and New Jersey, self-sustaining public corporation established in 1921 by the states of New York and New Jersey to administer the activities of the New York–New Jersey port area, which has a waterfront of c.  and current Commissioner, discussed the investments the Port Authority is making in Hudson County. Speaking specifically of the South Waterfront Project in Hoboken, Donovan explained how a public/private partnership will be essential for future development in the Waterfront market.

"In the next four years, as you look to the future of this region, you'll see us working cooperatively to achieve more for our community," said Donovan.

The consensus of the panel members was unanimous: Through a strong public/private partnership, quality development on this New Jersey Waterfront will accelerate through the 1990's and become the premier growth real estate market in the metropolitan area.
