Two new long-term leases take distribution center to 100%.

Two new long-term leases have brought Meadowlands Distribution Center to 100% occupancy, announced Stephen Elman of Cushman & Wakefield, Inc. Owned by RREEF, the 350,000 s/f, high- cube distribution facility is located at 350 Starke Road in Carlstadt.

Elman and Jules Nissim of Cushman & Wakefield's East Rutherford, N.J., office, and Frank Caccavo and Jason Goldman of the company's Edison, N.J., office serve as the exclusive marketing group for Meadowlands Distribution Center. David Nenner, vice president, district manager of Hackensack-based RREEF, served as in-house representative for the latest transactions.

Stone Source, a high-end stone and tile supplier, leased 89,000 square feet and will relocate three Brooklyn facilities to Carlstadt in a consolidation move. The space will serve as a showroom, fabrication and distribution operation for the Manhattan-based company. Cushman & Wakefield represented both the building and Stone Source in the transaction.

Crestron Electronics, headquartered in Rockleigh, N.J., has leased 53,500 square feet at Meadowlands Distribution Center and will house a new distribution facility at the property. The firm is the world's leading manufacturer of advanced control and automation systems, offering integrated solutions to control audio, video, computer, IP and environmental systems. Mitch Helfman of MRH Real Estate Services, Inc. represented Crestron in negotiating the lease.

Meadowlands Distribution Center was built on spec. Its successful lease-up can be credited to its unique position with the regional market, according to Elman. "The introduction of this property brought a rare opportunity for 'big box' warehousing and high-tech clients in the Meadowlands market," he said. "It mirrors the modern product tenants are drawn to at Exit 8A of the New Jersey Turnpike, yet it is located just six miles from Manhattan in the heart of a deep local labor base, with proximity to major thoroughfares, Port Newark-Elizabeth and Liberty International Airport."

Elman also cited the building's quality construction and responsive institutional ownership as central in its appeal. Located on an 18.4-acre parcel, the single-story building is constructed of insulated pre-cast concrete panels with 32-foot clear ceilings. It includes state-of-the art communications, heating/cooling and fire protection systems, one loading dock for each 7,500 s/f of warehouse space and spaces for 420 cars. Other tenants include MediMedia USA and BDI Laguna.
