Williams, one of New York City's leading commercial real estate services firms, announced today that T.C. Ziraat Bankasi, a major Turkish bank, will relocate its New York headquarters to 475 Fifth Avenue.

The bank, which is relocating from 330 Madison Avenue, will lease the entire 19th floor of 7,671 s/f at 475 Fifth Avenue--a boutique, 24-story office tower situated on the corner of 41st Street and across the street from Bryant Park. Asking rents in the 250,000-s/f building range from $49 to $52 psf.

GVA Williams is the exclusive leasing agent for 475 Fifth Avenue. Harry F. Blair, senior managing director, and Sean Kearns, associate director of GVA Williams, represented the building's ownership, 475 Fifth Avenue Limited Partnership, in this transaction. Steve B. Strati stra·ti

and Susan Giella of Cushman & Wakefield represented T.C. Ziraat Bankasi in the ten-year lease transaction.

"As the Bryant Park submarket is being flooded with corporate tenancies, 475 Fifth Avenue is proving to be one of the most attractive options in the area," said Blair. "Ultimately, the building's full-floor office spaces, unsurpassed views, and recent tenant-friendly improvements--such as card-key elevator access and tenant-controlled air-conditioning--make it an ideal choice in the neighborhood. The arrival of T.C. Ziraat adds another global presence to the building's impressive roster of tenants."

With its full-floor presence, 475 Fifth Avenue offers world-class views, including Bryant Park, the New York Library, the Empire State Building and Times Square. The building is centrally located in close proximity to Grand Central Terminal, Penn Station, the Port Authority Terminal and all major subway lines. Neighbors include Bank of America
