Trump Park Avenue to open this spring.

When Trump Park Avenue opens its doors this spring, residents and others will witness the results of Donald Trump's first restoration project.

Project developers recently received the offering plan for the condominium residence at 520 Park Ave. at the site of the former Delmonico Hotel and will begin formally marketing the units. With the plan in hand, developers are ready to send out 10 contracts to motivated buyers who are have already seen the units.

But interested parties who tour the new condominiums will notice a profound difference in the aesthetics of Trump Park Avenue as compared with Trump's other residential projects.

"Trump Park Avenue is a brilliant dichotomy," said Trump. "The untouched, original details create an aura of grandeur and charm while the highly developed, modern amenities present owners with the ease of 21st Century service.

Unlike Trump's other projects--most of which are new, "from-the-ground-up" construction--Trump Park Avenue will feature authentic prewar architecture and original design details from the late 1920's.

Costas Kondylis is the architect of the project and has been working to "reinterpret the 'Trump Signature' in a way that will maintain the Park Avenue standard of grace and elegance while simultaneously enhancing the building's appeal to modem residents."

"Our goal was to remain truthful to the original design while ultimately renovating the entire building," said Kondylis. "Every corner was designed in the spirit of a grand Park Avenue apartment."

On a recent tour of the nearly finished building, director of sales Laura Cordovano pointed out some of the interior details that set this project apart from Trump's other building. She said it's the first time she has used nickel finishings in the bathrooms--he typically uses brass--and solid wood floors throughout the units. Attention has been paid to the pre-war details of the building, such as the millwork and trim found in the condominiums.

Cordovano said Trump inspects each of the units personally to ensure that they meet his standards.

"He's probably spent more on the finishes than in his other projects," she said. "It speaks to the authenticity of the building."

The units will include modem amenities such as garbage disposals, and the latest in cooling and Internet technology.

Trump Park Avenue includes 120 luxury residences ranging from I to 7 bedrooms. Larger apartments are located on the 3rd and 4th floors and I and 2 bedrooms will occupy-the 5th through 19th floors. Starting on the 16th floor, several apartments will boast terraces. From the 20th floor up, personal elevators will open onto 12 magical full-floor apartments varying in size from 4,000 to over 7,000 SF. On floors 31 and 32, there is an exclusive duplex penthouse with private terraces.
