Built and managed by Shore Assets, Inc., Tower 31 is a 42-story building designed with six or less units per floor to enhance privacy. In addition, the building offers 24-hour concierge, tenants lounge, spacious outdoor deck, state-of-the-art screening room and views of The Empire State Building. The project is scheduled to open in September 2005 and will be leased by Citi Habitats Marketing Group LLC (Logical Link Control) See "LANs" under data link protocol.

88 Leonard St. is located on the site of a former parking lot and is currently under construction. The rental building will rise 21-stories with 352 units ranging from studios to three-bedroom apartments. The project has been estimated to cost $120 million and has received $112.5 million in Liberty Bonds. Five percent of the project has been designated affordable housing in compliance with Liberty Bond eligibility. The building, which is to be leased and managed by Rose Associates, Inc., is expected to be complete by summer 2006. Boymelgreen Development owns the property.
