Top 10 Mistakes People Make When Buying a Home; Advice from BestRate.com Aims to Help Consumers Protect Their Biggest Investment.

1.  Looking for a home without pre-approval. Being pre-approved can
    make the difference between buying and not buying a home -- and --
    can possibly save buyers thousands of dollars as a result of being
    in a better negotiating position.

2.  Making verbal (oral) agreements. Because written contracts almost
    always override verbal contracts, do not sign any document that is
    contrary to verbal commitments. When buying or selling a home,
    always get it in writing!

3.  Choosing a lender because they have the lowest rate and not
    getting a written good-faith estimate. While rate is important,
    consider the overall cost of the loan, which includes APR, loan
    fees, discount and origination points. Some lenders will include
    some, all or none of their points or fees in their quotes.

4.  Not shopping around for a mortgage. BestRate.com recommends
    shopping around for at least three mortgage companies before
    making a decision.

5.  Not getting a rate lock in writing. When a mortgage company says
    they have locked a rate, consumers should obtain a written
    statement with the interest rate, the length of the rate lock, and
    other particulars of the program.

6.  Using a dual agent (an agent who represents the buyer and seller
    in the same transaction). Since sellers want the highest price and
    buyers want the lowest, dual agents cannot be fair to both of
    them.

7.  Buying a home without professional inspections. Taking the
    seller's word that repairs have been made. Unless a new home with
    warranties on most equipment is being purchased, property, roof
    and termite inspections are critical.

8.  Not shopping for home insurance until you are ready to close.
    Start shopping for insurance as soon as you have accepted an offer
    so you have time to compare before closing.

9.  Signing documents without reading them. Do not expect to read all
    the documents you need to sign during the closing. Try to review
    them before the close, including a copy of all loan documents.

10. Making moving plans that do not work. Oftentimes, loans do not
    close on schedule. To avoid the disaster of not being able to move
    from one home to another, schedule movers at least five to seven
    working days after the anticipated closing date.
