County.EXECUTIVE SUMMARY ALTHOUGH Fidelity National Title remained atop the list of Los Angeles title companies, as ranked by volume of mortgages insured, it was one of 15 companies that saw a decline in total volume during 2004. First American Title, No. 2 this year, narrowed the gap with Fidelity National to $3.3 billion this year. First American's market share rose as a result of its $1.7 billion total volume increase, the second biggest on the fist. No. 16 Alliance Tide moved up nine spots by registering the largest gain this year. Based on information gathered by DataQuick Information Systems, Alliance Title's volume increased by $3.7 billion, to $4.1 billion, and its market share jumped by 1.9 percent. The company declined to comment on the increases. The 25 largest title companies in Los Angeles County insured a combined 668,780 mortgages totaling $196.7 billion, down $15 billion or 7.1 percent from the year earlier. Refinances accounted for 461,599 mortgages totaling $129.9 billion while sales and construction mortgages accounted for the balance. THE TRENDS [GRAPHICS OMITTED] THE PACESETTER FIDELITY NATIONAL TITLE INSURANCE CO. FIDELITY National Title topped the list of title insurers in L.A. County for the fifth straight year by insuring 102,855 mortgages with an aggregate value of $29.4 billion. The Jacksonville, Fla.-based firm insured 18,265 fewer mortgages in 2004 than the year earlier, a drop in volume of $2.8 billion or 8.6 percent. Its market share in Los Angeles fell by 0.5 percent, to 14 percent last year. Refinances continued to be the largest source of business for Fidelity, accounting for $20 billion, or 70 percent, of total volume of mortgages insured. Refinancing activity fell following an increase in interest rates last year. "We will see a lower volume of refinances industrywide in 2005, but expect the resale market to remain strong," said Cindy Fried, Fidelity National's county manager and regional president. Fidelity's total resale volume increased by $2.5 billion, to $8.8 billion. Title insurance protects a buyer of real estate against potential fraud by researching the chain of title chain of title n. the succession of title ownership to real property from the present owner back to the original owner at some distant time. Chains of title include notations of deeds, judgments of distribution from estates, certificates of death of a joint tenant, foreclosures, judgments of quiet title (lawsuit to prove one's right to property title) and other recorded transfers (conveyances) of title to real property. to a property before a transaction closes. Buyers pay a one-time premium that lasts as long as they own the property. Fidelity targets all business sectors in Los Angeles and expects residential refinance and resale to be the biggest sector this year, according to Fried. Nationwide, Fidelity's network of title companies insures one in every three policies.
