, is moving the Muppet workshop to Soho to be closer to her downtown home.

Henson, who was represented by Cushman and Wakefield's James Deluca, looked at nearly 65 properties before deciding on 10,000 s/f at 627 Broadway.

"We started in Seaport area downtown, but the freight areas and the elevators were too small," said Deluca. "The biggest concern was the freight elevators because moving the puppets in and out is extremely difficult."

Henson signed a five-year lease. Rents at the property range between $20 to $25 per s/f, DeLuca said.

The landlord of 627 Broadway is Kenneth Fichel, who was represented by Tartar/Stats Realty realty n. a short form of "real estate." (See: real estate)
