Upon moving into its new office in the second quarter of 2005, Keane will occupy a portion of the sixth floor of the 22-story building, which is currently undergoing a sweeping $54 million capital improvement and restoration program.

Studley Corporate Managing Director Greg B. Taubin, of the New York office, and Senior Managing Director Steve Hubberman, of the suburban Washington, DC office, represented Keane in the transaction. Over the past decade, Studley has represented Keane in approximately 20 transactions nationwide representing a majority of the firm's national real estate requirements.

Jonathan Fanuzzi of Newmark & Co. Real Estate handled negotiations on behalf of the landlord, W&H Properties.

"1359 Broadway offers Keane the opportunity to remain in the Penn Plaza area, as well as design new office space in line with Keane's nationwide standards," said Mr. Taubin.

Mr. Taubin also noted that he and Mr. Hubberman negotiated flexible lease terms on behalf of their client enabling Keane to expand or consolidate over the lease term.

W & H Properties has undertaken an ambitious restoration project designed to bring grandeur back to the 81-year old former garment manufacturing building located at 1359 Broadway while creating a technologically advanced infrastructure for its tenants.
