Diplomatic, the New York-based television production company, was previously headquartered on a portion of the third floor at 100 Avenue of Americas; it is expanding and moving to a larger office space at 325 Hudson Street. The building is home to the creative service firm, frog design, and the Manhattan headquarters of the working-adult educational institution, the Empire State College of the State University of New York (body) State University of New York - (SUNY) The public university system of New York State, USA, with campuses throughout the state. .

The GVA Williams office leasing team, led by Richard M. Warshauer, senior managing director, along with Eric Cagner and Peter Shakalis, represented the building ownership, Bristol Group, Inc. and Young Woo & Associates in the transaction. 325 Hudson is a 214,000 s/f fully-renovated modern office building that was previously used as a department store warehouse and a "telecom hotel." The building features new glass-and-steel storefronts, as well as new window installations on the north side. The current asking rents in the building start at approximately $34 per square foot for office space. 325 Hudson has only two full floors remaining: the entire third, 21,931 rsf, and entire tenth, 17,518 rsf.
