TEJON RANCH SEES COMPLEX BURGEON.

TEJON - Over the Grapevine from Valencia's massive industrial complex, the Tejon Ranch Tejon Ranch Company is the largest private landowner in California. It was incorporated in 1936 to organise the ownership of a large tract of land originally comprised of four Mexican land grants, and began ranching in the 1840's.  Co. is making some progress in finding its own market niche as it develops farther north along the I-5 corridor I-5 Corridor can refer to the following:

Tejon Ranch, the largest owner of contiguous real estate in California, is shifting from rancher to developer, and most visible in the metamorphosis is the Tejon Industrial Complex west of the Golden State Freeway The Golden State Freeway is a north-south freeway running through Kern County and Los Angeles County, California. Ikea christened the center with a groundbreaking for a 1.8 million- square-foot distribution center earlier this year, and now the company has announced plans for a similar 650-square-foot building to be constructed in partnership with nationally known Dermody Properties, based in Reno, Nev.

Tejon's chief financial officer Allen Lyda said there is interest in the project, being built on speculation. The partners are confident there is a market for such large distribution/warehouse-type buildings in the southern tip of the Central Valley.

``If you need to distribute to the north or south, and you need a big location, there are not too many of those along the I-5,'' Lyda said. ``Valencia doesn't build that kind of space, their market is the smaller businesses, the high-tech industry. You won't find a 650,000-square-foot building there. It would cost too much.''

Lyda said Tejon, which also had commercial and residential developments in its master plan, is competing more with Fontana and other inland cities for the distribution center market.

The new partnership, Tejon/Dermody Industrial, says it recognized a strong demand, based on the current number of users in the market.

Construction is scheduled to start next month with completion anticipated late this year.
