, announced that Citizens Bank N.A., a financial institution that is new to Long Island, has leased 4,060 s/fat the Sunrise Sunrise, city (1990 pop. 64,407), Broward co., SE Fla., a residential suburb 8 mi (13 km) W of Fort Lauderdale; inc. 1961 as Sunrise Golf Village. It is a major office and commercial center and the site of Sawgrass Mills, one of the largest malls in the United States.  Business Center, Great River, NY, for use as a training facility.

Citizens will move into first floor space in the 100 Building at 3500 Sunrise Highway in June. Last year, Citizens announced plans to enter the Long Island market, stating that it intended to open 40 branches in Nassau and Suffolk County Suffolk County may refer to:

"Citizens Bank is exactly the kind of tenant we are looking to attract to the Sunrise Business Center and their decision to lease space at Sunrise Business Center shows that the economic incentives recently approved by the Town of Islip are accomplishing their objectives." said Joseph A. Farkas, president of Metropolitan Realty Associates LLC.

The complex, formerly the Long Island Business & Technology Center. is comprised of three buildings totaling 363,500 s/f. It was acquired in September. 2006 by Garden City, NY-based Metropolitan Realty Associates LLC.

Citizens will benefit from property tax incentives recently approved by the Town of Islip and existing New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 State Empire Zone benefits. The Islip benefits freeze property taxes at the site for five years, followed by annual increases of 3 percent a year for 10 years beginning in 2012. Taxes for the first year five years are just $1.62 per square foot, a huge competitive edge for tenants and prospective tenants in the complex. At the end of the 15-year program taxes will total below $2.20 per square foot offering tenants and prospective tenants potential savings of hundreds of thousands of dollars a year.

Citizens was represented in the five-year transaction by Ralph Guiffre, senior associate at CB Richard Ellis CB Richard Ellis Group, Inc. NYSE: CBG is a multinational real estate corporation currently based in Los Angeles, California, U.S.A.. On December 20, 2006, the corporation, also known as CBRE, completed acquisition of Trammell Crow Co. in a transaction valued at $2.  and Raymond Ruiz, senior vice president of CBRE CBRE CB Richard Ellis (real-estate firm)

. Metropolitan Realty was represented by Bruce Nelson, vice president at CBRE and Marianne Dugan, an associate at CBRE.

Separately, AC-Atel USA, the U.S. arm of Swiss electronic components distributor AC Worldwide, leased 2,000 s/f in the 200 Building at the Sunrise Business Center. It moved into the space in March. CBRE's Nelson's represented both Metropolitan and AC-Atel in the five-year deal. AC-Atel previously was located in Farmingdale.
