Summer maintenance: beat the heat.

The best kind of summer maintenance is the kind done in the snow, so says David Jolley, National Maintenance Education Director at Equity Residential in Dallas Dallas, city (1990 pop. 1,006,877), seat of Dallas co., N Tex., on the Trinity River near the junction of its three forks; inc. 1871. The second largest Texas city, after Houston, and the eighth largest U.S. .

"Summer brings heat, stress and anxiety," he said. "The key to beating this is doing preventive maintenance The routine checking of hardware that is performed by a field engineer on a regularly scheduled basis. See remedial maintenance.

prepared for the worst of it. "After years of experience, you start to know what's going to slap you in the face in summer," he said.

When the temperature starts to rise, Jolley rallies his staff. "I send out a memo. I say, 'Everyone, the dog days of summer are here.' Then we start to do what needs to get done."

Jolley and his staff check equipment. They search for brown spots on the lawns to combat faulty fault·y

They thoroughly investigate the pool areas to make sure that everything is up to code, that onsite phones work, water circulation is good, gates are secure, pumps are working and filters are clean.

And that's just the beginning.

There's a lot to remember and even more to do, but a little preventive maintenance can help ease the stress before staff can get too overwhelmed o·ver·whelm

"Preventive maintenance is crucial," Jolley said. "It saves money, it saves residents, it saves your mind."

Preventive maintenance doesn't just make life easier in the summer; a good preventive maintenance routine can cut a community's costs. "At one community in Phoenix, the staff was replacing six to eight air conditioner conditioner,

"I hear people say, 'But I don't have time to do preventive maintenance.' I say, you don't have time not to do it."
