Studley services AAA in Hamilton consolidation.

Long-time Studley client AAA Mid-Atlantic has signed a 15-year lease with landlord Mack-Cali Realty Corporation for a new construction, three-story, 120,000 s/f call/operations facility at Horizon Corporate Center in Hamilton township, N.J.

The new AAA center will be situated near its current facilities at 3 AAA Drive and 2 South Gold Drive, at the intersection of State Route 130 and Interstate 295. In February 2007, AAA will consolidate its existing owner-occupied executive offices and call center totaling approximately 83,000 s/f, as weil as relocate selected service groups from southern New Jersey locations, to the new property. As part of the acquisition/ development deal, Mack-Cali will assume ownership of AAA's 23 acres of developable land and the three buildings it currently occupies.

"When AAA Mid-Atlantic merged with Hamilton-based AAA Central West Jersey four years ago, it acquired the firm's three buildings and vacant land," said Philip Lipper, corporate managing director of Studley, who represented AAA along with executive managing directors Robert Bull and Michael Kennedy. "Over time, the growing operation found itself in need of larger administrative facilities, as weil as an expanded call center, but desired to remain in Hamilton for its existing and future growth."

"We immediately recognized that a limited local office space market would require a creative solution to meet AAA's needs," said Bull. "As a result, Studley devised the site swap with Mack-Cali for a new building at Horizon Corporate Center, while maintaining its retail store in the same highly visible location along Route 130."

In the past two years, Studley has represented AAA Mid-Atlantic in over one million s/f of leases and building sales in Northeast.
