Site sale could mark start of LIC land rush.


The first major sale of an inland development site in Long Island City since the area's rezoning, has prospectors asking whether the neighborhood could become the next Williamsburg.

An Eastern Consolidated brokerage team consisting of Alan Miller Alan Miller is a pioneering and influential figure in the video game industry. He was an early game designer and programmer for Atari 2600 games who went on to found two large video game developers and publishers. , Jeffrey Troy, Louis Ricci and Stuart Gross sold the large residential development site comprising a one-story warehouse and vacant lot at 45-56 Pearson Street, just two blocks from Citigroup Tower

The nearly 30,000 s/f plot was sold to one of the firm's investment clients for $9,737,500.

"What makes the deal significant," notes Miller, "is that it represents the first major inland development site sold since the area's zoning was changed from manufacturing to residential nearly two years ago. Up until now, all of the development activity in Long Island City has been concentrated along the Queens West waterfront."
