Waterford at East Brunswick is being developed by Westminster Communities. Since marketing began in May, the 148-unit custom-designed complex has attracted area homeowners looking to downsize Downsize

They are also pleased that the community provides landscaping and snow removal. But most important--they can be near their children, grandchildren GRANDCHILDREN, domestic relations. Waterford at East Brunswick will feature spacious one- and two-bedroom, elevator-accessible condominiums in a single convenient building, with a variety of on-site amenities. It is expected to be ready for occupancy in late spring 2005.

"We researched the needs and desires of today's active seniors, and we have included several lifestyle and design elements in Waterford at East Brunswick that reflect our findings," said Gershwin.

For example, most people making a move are seeking open designs and flexible floor plans: The Waterford features 12 different layouts throughout the four story building.

"Today's active adults are looking more to downsize housing responsibilities than their living or entertaining space," noted architect Bill Feinberg of Feinberg & Associates, the firm that designed Waterford at East Brunswick. "The spacious, bright layouts are modeled after gracious single-family homes, not stereotypical condominium units."

Convenience and luxury are emphasized throughout the complex. Well-appointed residences, ranging in size from 1,000 to 1,700 s/f, will feature spacious master bedroom suites, formal living and dining rooms with dramatic nine-foot ceilings, and kitchens with finely crafted wood cabinetry cab·i·net·ry

Another unique lifestyle focus at Waterford at East Brunswick is The Waterford Club. Located within the residential building, The Waterford Club provides a welcoming place for residents to socialize so·cial·ize

"At most active-adult communities, the clubhouse facilities are located in a separate building," noted Gershwin. "At The Waterford Club, however, residents don't have to brave the elements to enjoy the company of friends, attend a local concert, or watch a movie. It's all right there in the same building."

Parking areas adjoin the building's three separate lobbies, each of which provides immediate access to an elevator leading directly to the private condominium entrances. Card-access security, ample private basement storage, concierge service and valet parking valet parking

"Each unit has all the benefits of a free standing home but without the daily responsibilities," added Gershwin. "A condominium association will handle property and exterior maintenance, so residents are free to travel or to spend extended periods away from home, knowing that all is secure and cared for."
