STATE OK'S BUYOUT DEAL FOR AHMANSON.

Byline: Rachel Uranga Staff Writer

State officials signed off Friday on the $150 million purchase of Ahmanson Ranch - clearing the last bureaucratic hurdle to preserve the 2,800 acres of Ventura County land once slated for suburban development.

Meeting in Sacramento, the California Public Works Board unanimously approved the acquisition from Washington Mutual, leaving only the sales contract Sales Contract

Washington Mutual spokesman Tim McGarry said the paperwork should be signed ``in the near future.'' And Rorie Skei, chief deputy director of the conservancy, predicted escrow would close on the sprawling hills near Calabasas by the end of November.

``It's saved,'' said Mary Wiesbrook, founder of Save Our Open Space, who helped wage a decade-long battle to preserve the land and is planning a party for its defenders.

and developers, Skei said. Rangers will be assigned to the area, and trails will be identified for public use.

``The instant escrow closes, the floodgates don't open but very soon after there will be ample opportunity for public use,'' she said.

Washington Mutual agreed to sell the land for $20 million less than the property's $170 million assessed value, after years of pressure from environmentalist and a decade fighting lawsuits from surrounding cities that claimed the 3,050-home project would cause traffic and pollution.

Funds from Proposition 50, a $3.4 billion statewide water bond measure intended to protect watersheds and wetlands in Los Angeles and Ventura counties, financed the deal which was announced last month.
