"We're doing surprisingly well with the economy the way it is," said Mike Lee, business manager of the 145-unit project.
"They're not nearly as strong as we would like them to be, but they're more than we expected," he said.
Of the total units, 58 have been sold and four are under contract, Lee said.
Lee said some buyers have moved in, but none of the residents have been required to pay the condominium association's monthly fee of $155.
"That hasn't started yet because the developer (Houston businessman Michael Kaplan) still has the majority of the units," Lee said.
Earlier in the year, The Alameda held an auction at which about 20 units were sold.
The auction "met its purpose in getting some of the units moved," Lee said, but no more auctions are planned.
The developer hopes to sell the rest of the units by the summer of 2009, Lee said.
