SCRIPPSHEALTH REACHES AGREEMENT ON H STREET PROPERTY

 CHULA VISTA, Calif., Feb. 25 /PRNewswire/ -- ScrippsHealth, the owner and operator of Scripps Memorial Hospital-Chula Vista (SMHCV), has entered into two settlement agreements that resolve the last legal challenges to the multiphase hospital expansion and medical office building project slated for an 8.9-acre parcel of land immediately west of the hospital campus. Scripps will assume ownership of the property within a few weeks.
 The $9.6 million settlement with Chula Vista Properties, Wayne K. Wenke, Circinus Corp. and RTM West (owner of Arby's Restaurant on the property) will allow Scripps to move forward with its planned $45 million hospital expansion.
 "We are pleased that we were able to reach an agreement that all parties feel is fair," said SMHCV Vice President and Administrator Tom Gammiere. "Although we still have some minor details to work out with other tenants on the project site, this is truly a huge step forward in our plans to give this community a first-rate hospital facility that will meet South County's future health care needs."
 The Scripps plan is a community redevelopment project undertaken pursuant to an agreement with the Redevelopment Agency of the city of Chula Vista. The first phase of the expansion includes a 125,000- square-foot hospital building that will add approximately 100 new beds, a 62,000-square-foot medical office building and additional parking. The new facility will include:
 -- A family-oriented women's center with private LDRP (labor, delivery, recovery, postpartum) rooms;
 -- A new, larger intensive care unit outfitted with the latest technology;
 -- An expanded operating room suite and new outpatient surgery center;
 -- A 21-bed emergency room with state-of-the-art equipment; and
 -- Additional medical/surgical beds.
 Construction of the new hospital building will begin upon state approval of the plans, which is expected in the spring of 1994.
 In the meantime, Gammiere said that there will be a lot of work involved in moving tenants from the site, including the hospital's business office and human resources department. As tenants are relocated, site preparation can get underway.
 James Leary Architecture and Planning of San Diego is the local architect for the expansion project, and the firm will oversee construction of the hospital. Contractors for site preparation and the construction of the hospital building have not yet been chosen.
 Scripps Memorial Hospital-Chula Vista is a 159-bed acute care community hospital serving residents of south San Diego County. It is part of the Scripps Memorial Hospitals division of ScrippsHealth, one of the country's larger and more comprehensive health care provider networks.
