Roseland's Gold Coast success attracts heavy hitter.


Roseland Property Roseland Property is an Eastern seaboard property development company with significant projects completed or under constrution in the states of Virginia, New Jersey, New York and Massachusetts. To date, Roseland have built over 44,000 homes.  Company announced that Lennar Corporation Lennar Corporation (NYSE: LEN) is a Fortune 200[1] company based in Miami, Florida, United States. It was founded in 1954.

The transaction calls for the two companies to operate as joint venture partners on nearly 3,000 residential units, with Roseland continuing to manage the development of the properties.

While the deal represents an entree into the Northeast urban redevelopment market for Lennar, it also signifies a validation of Roseland's expertise in complex, master-planned development that in part requires an effective public/private partnership with municipal officials and agencies.

Under the terms of the new agreement, Roseland and Lennar will be 50/50 joint venture partners throughout the remaining build-out of the properties--which includes 1,300 residential homesites in Port Imperial, one of the nation's largest urban redevelopment master-planned communities; and approximately 1,200 waterfront residential homesites in the Boston suburbs. In addition, some 350 current rental apartments at Port Imperial will be converted to condominiums.

Roseland will continue to manage the properties, including development and construction. Lennar will oversee the marketing and branding of the developed communities. "It's a win-win situation for Roseland, Lennar and the municipalities," adds Brad Klatt, another Roseland principal.

"Our joint venture will generate more than $2 billion in home sales over the next five or six years. And it will continue to spearhead considerable job growth, home appreciation and new ratables rat·a·bles

With Lennar's financial strength, Roseland will also be able to set an aggressive construction schedule to complete the entire Port Imperial project.

Added Mr. Klatt, "This will allow us to seek out and acquire new properties, expand our position in the Northeast corridor, and potentially strengthen our relationship with Lennar by serving as their development partner for additional projects in our region."
