Retail rents skyrocket with no slowdown in sight.


In each and every neighborhood throughout New York--uptown, downtown or anywhere around town--retail rents are climbing. In fact, they have reached the highest levels ever across the board, rising an average of 15 percent and surpassing even last year's impressive numbers. Furthermore, this exciting activity isn't about to cool down anytime soon, proving that the market remains stellar as we head into the final quarter of this year.

In this game of supply and demand, retailers are lining up to secure stores in the hottest Manhattan neighborhoods. Thus, consumers are leading the way for the most sought after spaces. Here is a peek at the most desirable:

Shoppers are especially mad for Madison. Madison Avenue Madison Avenue, celebrated street of Manhattan, borough of New York City. It runs from Madison Square (23d St.) to the Madison Bridge over the Harlem River (138th St.). The project was sponsored by John D. Rockefeller, Jr. . Oxford Clothing also makes its way to Fifth, relocating from East 57th Street to 56th and Fifth, next door to Beverly Feldman Beverly Feldman, one of the original female shoe designers in a male-dominated industry, was born and raised in Massachusetts. She was trained as a shoe illustrator and designer at New York's Pratt Institute and graduated in 1965. . Apple Computer will join the lineup in the GM Building, on Fifth Avenue.

You can't speak of luxury retail without mentioning the crossroads of 57th, which has become a slice of 5th heaven these days. Coach is preparing to unveil an amazing redesigned flagship on the coveted cov·et

 on her triple-sized expansion, reopening at 454 Broome Street. The deluxe store will feature her signature handbags, shoes, accessories, jewelry, stationary, home decor and collectibles. Nicole Miller Nicole Miller (born 1952, Lenox, Massachusetts) is an American fashion designer.

Miller graduated from the Rhode Island School of Design, studying at the Chambre Syndicale de la Haute Couture during her year.
 will also open at 77 Greene Street, with a shop partially devoted to bridal. European imports enter the scene: AG Adraino Goldschmied, known throughout Europe as the "Guru of Diesel" jeans, will make his way to 107 Greene; modern Russian designer Alexandre Plokhov will unveil Cloak boutique at 10 Greene; and Spanish designer Agatha Ruiz de la Prada offers colorful creations at 135 Wooster. Spain's Tous comes to 109 Greene, while Dunderdon from Sweden opened a U.S. flagship at 270 Lafayette. The neighborhood has returned to its former glory!

Third Avenue in the 60's and 70's, spanning from Broadway to Columbus, is now considered to be the ultimate residential shopping corridor. The whole city turns to this well-heeled 'hood for designer accessories such as those found at Plaza Too (2231 Broadway), Big Mix (2186 Broadway) and Purdy Girl (464 Columbus).

Fashionable Flatiron to Union Square is an area this is undeniably chic. Rugby, Ralph Lauren's collegiate creation, opened at 99 University Place, while H&M will debut its eighth store in the former Daffy's space at 111 Fifth Avenue. BCBG BCBG Bon Chic Bon Genre  Max Azria is coming to 168 Fifth Avenue. The stellar mix now includes Journeys, Whole Foods, Forever 21, American Eagle, Trader Joe's, DSW DSW - penis war  Shoes, Filene's Basement and Sephora.

Trendy Tribeca is taking charge with another cutting edge American Apparel store at 140 West Broadway.

The blitz on Bleecker has picked up momentum. Shoppers are discovering bliss at some of the latest boutiques to enter the eclectic West Village hot spot. Selima Salaun, celebrity eyewear opened at 357 Bleecker, and Bond No. 9 debuted at 399 Bleecker.

The Financial District has also become a formidable presence when it comes to retailing. The plethora of new residential conversions downtown has caused a resurgence for retail, with Century 21 expanding and The New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 Sports Club opening a mega fitness center at 225 Varrick Street, getting on board while the opportunity still exists.
