Retail center bought by BPG for $18m.


BPG Properties, Ltd., the operating affiliate of Berwind Property Group, Ltd., announced the acquisition of Richmond Plaza, a 177,311 s/f retail center in Augusta 1 City (1990 pop. 44,639), seat of Richmond co., E Ga.; inc. 1798. At the head of navigation on the Savannah River and protected by levees, Augusta is the trade center for a broad band of counties in Georgia and South Carolina known as the Central Savannah River Area. It is also an important industrial center, manufacturing textiles, chemicals, building materials, medical supplies, tools, and wood, paper, metal, and plastic products., GA from G & I Augusta, LLC, an affiliate of DRA DRA - Data Rate Adapter

General Growth, the mall owner, recently announced that they are planning a 135,000 s/f expansion and renovation to accommodate a lifestyle component. This expansion will strengthen the area surrounding the Augusta area as the primary retail concentration in the metro area.

The center is 71% leased with a large component of the vacancy attributable to a 36,000 square foot junior anchor space. In addition to anchor, Kroger, tenants in the center include Chuck E Cheese, Harbor Freight Tools, Catherine's, Casual Male Big & Tall and Burger King.

Whitney Knoll and Lynn DeMarco DeMarco - Tom DeMarco proposed a form of structured analysis. of Trammell Crow Company represented the Seller in the transaction. Spectrum Cauble Management of Atlanta will provide leasing and management services for the center.
