. AEW points to a recent "phenomenon" I occurring within the marketplace: the largest REITs have demonstrated the greatest ability to grow via the acquisition of properties and companies. Investors have rewarded this growth with the highest multiples or lowest cost of equity capital. Similarly, debt markets are rewarding these companies with unsecured, investment-grade debt ratings.

"All else being equal, institutional investors are drawn to the apparent liquidity provided by the larger REITs. In the short-term, we expect these larger growth companies will continue to attract the lion's share of new capital in the market, driving their pricing and returns higher."

New Construction

Although the volume of debt and equity capital flowing into real estate continues to accelerate, particularly via the rapidly growing public markets, these capital flows have not triggered excessive new construction. AEW attributes this, in part, to the increased discipline that broader public market scrutiny has brought to real estate development.
