Repositioned 485 Lex attracts three more top-flight tenants.


SL Green Realty Corp. announced that it has signed new leases with Nortel Networks (Nortel Networks Limited, Brampton, Ontario, www.nortelnetworks.com) A world leader in telecommunications products, which includes switching, wireless and broadband systems for service providers and carriers, telephones and systems for residential and business users, computer telephony , Imperial Capital, LLC (Logical Link Control) See "LANs" under data link protocol.

 and Sheresky, Aronson and Mayefsky LLP LLP - Lower Layer Protocol  respectively at Grand Central Square's 485 Lexington Avenue.

The new leases total 54,656 s/f. Covering three full floors, these transactions complete over 756,000 s/f of leasing following Green's repositioning of this Class-A property and result in 88% occupancy at the property.

Located near Grand Central Terminal on Lexington Avenue between 46th and 47th Streets, 485 Lexington Avenue contains 926,122 rentable square feet on 32 stories.

SL Green recently completed an extensive $25 million capital program that included replacement of 4,000 windows, upgrading of electric and HVAC (Heating Ventilation Air Conditioning) In the home or small office with a handful of computers, HVAC is more for human comfort than the machines. In large datacenters, a humidity-free room with a steady, cool temperature is essential for the trouble-free  capacities, new lobby and new storefronts together with an extensive re-branding program.

Prominent building tenants include Citigroup, one of the nation's leading financial institutions, Omnicom, the world's largest advertising company, St. Paul St. Paul

The new leases include: Nortel Networks signed a new 10-year lease agreement for its New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of

Imperial Capital, LLC, a Toronto-based merchant bank, signed a new 10-year lease for the entire 28th floor totaling 13,703 s/f. Owen Hane of Cushman & Wakefield, Inc. represented the tenant in this transaction.

Sheresky, Aronson and Mayefsky, LLP, a leading matrimonial law firm signed a new 10-year lease covering the entire 27th floor totaling 13,703 s/ f. William Mendelson of Newmark Knight Frank represented the tenant in this transaction.
