The survey analyzed over 190 properties within the highway corridor from Route 35 in Woodbridge to Ryders Lane in East Brunswick, as well as a portion of Route 9 in Woodbridge, which together encompass over 4.9 million square feet of retail space.

"The Route 1 corridor has a low vacancy rate due to a high demand from national and regional retailers," stated Chuck Lanyard, principal and director of brokerage services of The Goldstein Group.

"Over 74,000 s/f of retail space is under construction along the corridor. In addition, Hartz Mountain is working on a plan for the former Ford Factory in Edison, which is guaranteed to bring even more retailers to the Route 1 corridor. We predict the remaining retail space in the market will be filled quickly."

The Goldstein Group also recently completed its Route 10 retail vacancy survey, which shows a 4.2% vacancy rate throughout the corridor from Morris Plains to Roxbury, New Jersey.

"This vacancy rate indicates a very strong retail market with very little available space along the Route 10 corridor," according to Lanyard.

Encompassing over 4.36 million square feet of retail space, the survey analyzed 256 properties within the highway corridor from 1-287 to Route 80, as well as a portion of Route 46 in Roxbury.

According to The Goldstein Group's analysis, the Route 10 corridor has over 185,000 s/f of retail space currently available. Some of the vacant spaces include 35,000 s/f at Ledgewood Mall Ledgewood Mall is a single-level shopping mall located in the Ledgewood area of Roxbury Township, New Jersey. The mall has a gross leasable area of 518,246 ft²[1]. , 23,000 s/f at Roxbury Mall Roxbury Mall is a power center located on Route 10 in the Succasunna neighborhood of Roxbury Township, New Jersey. It is anchored by houses Kohl's, Shop Rite, Home Depot, Staples, and Linens 'N Things. Additionally, this corridor has over 124,000 s/f of new developments, including a 12,000 s/f strip center in Randolph, a 10,000 s/f center pre-leased to Hoffman Carpets and a Prudential Real Estate office in Roxbury, a 3,500 s/f building next to FexEx Kinko's, and a Mini U Storage facility in Whippany.

"New retail development along the Route 10 corridor will ensure quality locations for new local, regional and national retailers," stated Lanyard.

"With the constant growth of the Route 10 retail corridor and the recent influx of national retailers seeking sites in the corridor, we forecast that much of this available retail space will be filled in early 2007."
