Redevelopment to remain active in 2000.


In the new year, the redevelopment market will continue to be extremely active. However, it possesses much greater risk and difficulty for development companies and investors alike. With older buildings, there are inherent mistakes and challenges that these types of existing properties pose. Things like poor capacity, lack of modulation which impedes subdivision, limited floor to ceiling height ratios, poorly planned common areas, outdated mechanical systems, inadequate space for telecommunications cables are just a few of the ways that older buildings can become a "money pit" if not handled correctly.

The growth of renovation projects is being fueled by several factors, most notably the tremendous impediments to new development in New Jersey which are caused by environmental development constraints (Wet Lands, Storm Water Retention, etc.) and the time frame required for site plan approvals, which range anywhere from nine months to several years. Renovation and redevelopment offers a viable solution to the lack of new space in the state and the best way to meet a tenants need for cost-effective space that can be delivered in a very fast manner. The types of renovations currently going on include the renovation of Class B and C to Class A buildings, the modernization of Class A buildings, the conversion of industrial to office and the readaptation of single tenant to multitenant buildings. Having designed, from an architectural, interior and engineering perspective, countless numbers of these projects, there are several ways to enhance a property to appeal to today's tenants including:

An example of how an outdated property can be re-engineered from a Class C to an A building can be seen at Crossroads Corporate Center in Parsippany. Built in the 1970's, the property had numerous features that simply did not appeal to today's tenants. After its renovation, Lincoln Property Company recognized the potential of owning an inventory of Class A office space in the heart of Morris County and purchased the building. Just recently, Magellan Health Care signed a lease for 25,000 square feet at Crossroads Corporate Center and other negotiations are under way.
