Reckson's value-added approach has resulted in the signing of more than 119,000 square feet of leases throughout its New York City Class A office portfolio in the first quarter of 2004.

Continuing its commitment to provide tenants with the best working environments, Reckson has recently invested in capital improvement programs at several of its New York City office buildings, including extensive upgrades in building and mechanical systems, new security systems and lobby renovations at both 810 Seventh Avenue and 1350 Avenue of the Americas. Some of the highlights of the first quarter of 2004 include:

* A long-term commitment was completed at 1350 Avenue of the Americas by MGM MGM
 in full Metro-Goldwyn-Mayer, Inc.

 services company, renewed one 17,895-square-foot floor and expanded by another one at 100 Wall Street. 100 Wall Street is a 29-story, 470,000-square-foot Class A office building. The state-of-the-art facility offers close proximity to ferries, subways and FDR Drive.

* Constellation New Energy, an electricity provider, leased 10,867 square feet at 810 Seventh Avenue. The tenant was represented by Silvio Petriello of CB Richard Ellis CB Richard Ellis Group, Inc. NYSE: CBG is a multinational real estate corporation currently based in Los Angeles, California, U.S.A.. On December 20, 2006, the corporation, also known as CBRE, completed acquisition of Trammell Crow Co. in a transaction valued at $2. . Totaling 42 floors and spanning 695,000 square feet, 810 Seventh Avenue is located at Seventh Avenue and Broadway at 53rd Street and is in close proximity to Times Square, Corporate Row and Central Park.
