Ratner takes the risk at Times Square tower.


After months of unsuccessful appeals to the lender community to fund his New York New York, state, United States

"It's our goal to close a loan this summer and begin construction thereafter," said Ramer's spokesperson Michele de Milly. "We are currently working towards financing."

Moreover, Ratner has had to abandon his plan to fund the project partly with low interest Liberty Bonds. Earlier this month, the State of New York has rejected his application for $150 million in Liberty Bond notes.

But though Ratner's construction expenses are now expected to skyrocket--a private loan is likely to carry a much higher interest rate, especially since Ratner has still not found a tenant for his part of the tower--industry insiders say the project should be successful in the long-term Long-term

Ratner's leasing agent for the New York Times headquarters--CB Richard Ellis' Mary Ann Tighe--refused to comment on the matter. She has been searching for tenants to fill the 700,000 s/f space for about six months.

Located on Eighth Avenue, in the heart of the Times Square district, the New York Times headquarters is expected to become one of the most architecturally significant buildings in the City and complete the area's redevelopment. The project was undertaken by Forest City Rather in a joint venture with The Times Co. Once the building is completed, the newspaper will occupy the first 40 floors of the 52-story tower, with the rest being allotted al·lot
