REVITALIZING BLIGHTED BROADWAY DEVELOPMENT WOULD BRING RESIDENTIAL AND RETAIL SPACE.

Byline: Naush Boghossian Staff Writer

GLENDALE Glendale.

1 City (1990 pop. 148,134), Maricopa co., S central Ariz., adjacent to Phoenix; inc. 1910. It is located in a rich agricultural region irrigated by the Salt River project. Glendale has become one of the fastest-growing U.S.
 - The city is set to approve a mixed-use development Mixed-use development refers to the practice of allowing more than one type of use in a building or set of buildings. In planning zone terms, this can mean some combination of residential, commercial, industrial, office, institutional, or other land uses.  on a troubled stretch of East Broadway Broadway, famous thoroughfare in New York City. It extends from Bowling Green near the foot of Manhattan island N to 262d St. in the Bronx. Throughout its length Broadway is chiefly a commercial street.  in the hope of revitalizing re·vi·tal·ize

the area and creating more of a neighborhood feel.

The City Council today will consider approving the redevelopment project, which would include 115 residential units, 9,332 square feet of retail space and 17,399 square feet of private and common space.

Councilman Frank Quintero Quintero is a Chilean city and commune in Valparaíso Province, Valparaíso Region. Pop. 18,719 (2002 census).  said combining service, office, retail and residential uses could enhance Broadway's physical appearance.

the neighborhoods, and if they're done properly, it will enhance their quality of life,'' he said. Intracorp., the owner and developer, hopes to begin construction in July 2005 and complete the project by late 2006.

The development is also one way the city can creatively address its housing needs.

``I think we need housing in the urban district. We are built out in the multifamily neighborhoods throughout Glendale,'' Quintero said.

The project at 400-444 E. Broadway is the largest to utilize zoning adopted last year for the East Broadway area.

The vision is to make more pedestrian-friendly the area bounded by Wilson and Glendale avenues and Colorado, Louise and Isabel streets.

That stretch of Broadway - with small mom-and-pop shops, a church and the main post office - has struggled for decades to attract foot traffic and become an economically viable gateway to downtown Glendale.

``This is the transformation of East Broadway to a more residential-style neighborhood,'' City Manager Jim Starbird said. ``You will see a transition of East Broadway with mixed residential and commercial and as a result you start to create this 24-7 environment.''
