PALMDALE - A retail and office center with a Chili's restaurant and a Starbucks coffee shop is being proposed for 5.1 acres at Avenue S and 47th Street East.

 last week approved a conditional use permit for Astani Development to develop a shopping center shopping center, a concentration of retail, service, and entertainment enterprises designed to serve the surrounding region. The modern shopping center differs from its antecedents—bazaars and marketplaces—in that the shops are usually amalgamated into  containing 63,464 square feet of building space just north of Avenue S and west of 47th Street East.

``It's going to be quite an attractive project,'' said John Mayfield, chairman of the Planning Commission. ``It's going to be a welcomed addition to that area.''

The planned Chili's restaurant would cover 6,169 square feet. The Planning Commission approved allowing the restaurant to have alcohol sales.

The Starbucks, which would be Palmdale's fourth and the first on the city's far eastside, would cover 1,800 square feet. Like the other three local Starbucks, it would have drive- through service.

Other buildings that would be part of the complex include a 9,785-square-foot single-story, multiple-tenant retail building, and three two-story retail that would total 24,210 square feet of retail and restaurant space on the ground floor and 21,500 square feet of medical and professional office space on the upper floors.

None of the other tenants were identified.

The project design proposes a Mediterranean architecture with tile tile, one of the ceramic products used in building, to which group brick and terra-cotta also belong. The term designates the finished baked clay—the material of a wide variety of units used in architecture and engineering, such as wall slabs or blocks, floor  roofs, exterior stucco stucco (stŭk`ō), in architecture, a term loosely applied to various kinds of plasterwork, both exterior and interior. It now commonly refers to a plaster or cement used for the external coating of buildings, most frequently employed in  and wainscot veneers, tower elements, cornice cornice (kôr`nĭs), molded or decorated projection that forms the crowning feature at the top of a building wall or other architectural element; specifically, the uppermost of the three principal members of the classic entablature, hence by  treatments and awnings. The center will have three access points - two on Avenue S and one on 47th Street East. The easternmost access on Avenue S will be shared with an existing Chevron/McDonald's and would allow only right-turn movements. The westernmost driveway would allow both left- and right- hand turns.
