RESEARCH, NICHE MARKETING WILL KEEP WINDWARD HOME SALES ROLLING IN 1993 AS COMMUNITY CELEBRATES 10TH ANNIVERSARY

 ALPHARETTA, Ga., March 16 /PRNewswire/ -- The ability to prosper in tough times is something every company would like to have, especially those in commercial and residential real estate.
 With a near-record residential sales performance in 1992, Windward Properties, Inc. (WPI) is a study in strategic marketing and constant planning. Last year, 116 homes were sold at Windward, a 3,400-acre, mixed-use community in Alpharetta that is celebrating its 10th year since the first home sale in 1983.
 Windward's sales activity in 1992 represented the third year in a row the community surpassed the century mark in residential sales.
 NEWPORT BAY, Windward's luxury-home neighborhood and site of the 1992 Street of Dreams home tour, led the way with 32 homes sold in 1992. THE LANDINGS had 24 homes sold, while 17 were sold in LINKSIDE. FIELDSTONE and OAK TREE, neighborhoods unveiled in 1992, tallied a combined 16 home sales.
 Ed Weinlein, vice president of marketing for Mobil Land Development (GA) Corporation, attributed Windward's success in 1992 to national exposure the community received from the Street of Dreams home tour and the continued employment growth in and around north Fulton County.
 "The Street of Dreams home tour at Windward was an unprecedented success and one of the reasons was the market research we conducted in planning for the event," Weinlein said. "Research showed us that the $400,000 price-range home would not only be a sellable product at Windward, but also would appeal to the general public to come out to see home designs and interior-decorating ideas. By introducing NEWPORT BAY through Street of Dreams, we quadrupled our market share in 1992."
 Market research also will play a pivotal role in Windward's home sales in 1993. The success of NEWPORT BAY gives WPI the opportunity to introduce another specialty, market-driven product: GLENEAGLES.
 The homes in GLENEAGLES feature low-maintenance lots. Prices, from $230,000 to more than $300,000, are in a strong growth segment. The 32 homes being built in GLENEAGLES are designed for maximum enjoyment and minimum upkeep, with many of the homes planned to be adjacent to the 17th fairway of the private-membership Golf Club of Georgia.
 "The residential market in north Fulton County is thriving and maturing," said Weinlein. "There is a growing emphasis on neighborhoods like GLENEAGLES, which have comfortable living space and lower maintenance at a competitive price."
 Another new neighborhood at Windward, THE HAMPTONS, focuses on the $250,000-and-up market niche. THE HAMPTONS promises to be a tremendous success at Windward in 1993.
 Windward Business Center
 National optimism, buoyed by increased home sales and the new administration, also is being felt at the Windward Business Center, a campus-like environment that presently contains more than 1,000 acres and two million square feet of office, research/development and business service facilities.
 "With Atlanta's continued surge as a global city, we are seeing a renewed interest in the Business Center from a variety of domestic and international companies," said Weinlein. Fortune 1,000 firms such as AT&T, Equifax, Digital Communications Associates (DCA), Holiday Inn Worldwide and GE Capital Services have business facilities and office space in the Windward Business Center.
 "We see 1993 as a year to build upon the successes of the past decade by celebrating the future," Weinlein said. "We have much more to research, plan and do. We're excited about the future and the opportunity to make a great community even better."
