Queens rezoning restricts construction.

Bellerose is a neighborhood on the eastern edge of the New York City borough of Queens, along the border with Nassau County.

The proposed rezoning would ensure that any new construction will match the mostly detached, one- and two-family houses prevalent in the area. The proposal responds to community concerns about possible construction of multi-family homes that are allowed under existing zoning established in 1961. The rezoning proposal would change the zoning for 22 blocks in the portion of the Bellerose neighborhood situated between the Creedmoor State Hospital campus and the Cross Island Parkway Cross Island Parkway, also known as the 100th Infantry Division Parkway, is a parkway within New York State. The parkway is a part of the Belt Parkway system that runs along the perimeter of the borough of Queens in New York City. The Cross Island Parkway runs 10. .

The rezoning would replace the current R3-2 zoning district, which permits a variety of housing types including garden apartments, row houses row houses npl (US) → casas fpl adosadas , detached and semi-detached homes as well as multi-family apartment structures. Two new zoning districts would be mapped in the area: R3A and R2.

The new rezoning proposal responds to requests from Community Board 13, the Borough President's Zoning Task Force and Councilmember David Weprin David I. Weprin (born May 2, 1956) is a council member in the New York City Council from district 23 in Queens. He is also the former Deputy Superintendent of the New York State Banking Commission and former Chairman of New York's Securities Industry Association. He is a Democrat.  to similarly protect this portion of Bellerose.

The community board has 60 days to review the proposals, after which they will go to the Borough President, the City Planning Commission and the City Council.
